Neighbors Construction Company, Inc. broke ground in 2012 on the $23 million, five building, four-story upscale multifamily community on Indian Creek Parkway in Overland Park, KS. The Lodge at Highlands provides enclosed parking garages and a community building.
The design of the project consisted of approximately -five feet of additional structural fill over alluvial soils. The fill was monitored for settlement with the use of settlement plates without a surcharge to determine when construction could begin.
The apartment buildings are wood framed construction supported by a post-tension slab on grade foundation. Full time inspection of the concrete placement along with field and laboratory tests were performed by CFS Engineers. Prior to concrete placement, reinforcing and post tension steel cable were inspected to ensure project plans and specifications were met. Careful monitoring of the tensioning of the cables were performed after concrete test results indicated adequate strength.
Additional services performed by CFS Engineers consisted of steel welding inspection for beams and columns, epoxy inspection of post installed anchors and tie downs, masonry inspection of reinforcing steel and grout for the parking garage exterior walls, soil compaction testing and monitoring of the asphalt placement for the pavement.
